Renting - The Do’s and Don’ts
With the Taunton rental market still busy as ever, it is easy for applicants to feel pressured to make snap decisions on properties or to forget to complete necessary admin once moved in. To avoid this, we have compiled a brief list of ‘dos’ and ‘don'ts’ to consider as below...
DO!
Thoroughly view the property - Generally (unless there are exceptional circumstances), we insist on an in person viewing anyway to ensure the property is exactly what you are looking for BUT take your time. Consider bringing someone levelheaded who is not emotionally invested in the property with you to spot things or ask questions you might not think of.
Research the local amenities - The area can be just as important as the property, particularly for those who will need a local school or require good transport connections.
Rent with a trusted Letting Agent - This gives you peace of mind that the property is compliant with the required legislation and means your deposit is protected and held by a certified scheme. Additionally, it means you are properly checked and qualified to rent the property via referencing so you do not end up with a property you cannot afford.
Arrange contents insurance!
DON’T!
Rush into renting somewhere you are not 100% sure of.
Sign a tenancy agreement without reading all the terms and conditions.
Forget to thoroughly go through your inventory once received to ensure it is correct and nothing has been missed. Be sure to send photos of any other issues/defects you want included if they are not.
