Tenant Guide

SJM Properties let as well as manage a range of properties in Taunton, Bridgwater, Chard and the surrounding areas.

We aim to keep the process of renting a property as straight-forward as possible.

We will guide you through each step towards finding and moving into your chosen property.

Registering interest

Once you have decided to rent a property in the Taunton or surrounding area, you can register your interest with us. We will help you to find the property to suit you. Via email or text alerts, we will keep you up to date with new properties as soon as they become available on the market.

Property viewing

Once you have found the property to suit you, we will accompany you to view the property. We will also be able to offer a wealth of local information and provide an opportunity for you to ask any questions. Should the property not fulfil your requirements then we can discuss other available options.

Moving in

Once you have completed and signed the legal paperwork, we will meet you at the property to hand over the keys. We can support you with the set-up of the property, for example, operating the boiler or locating the meter readings. We will leave you with the inventory and allow appropriate time for you to review and return it

Property management

SJM Properties are at the end of the phone to deal with any queries regarding your property. We will liaise with the landlord and the relevant contractors to assess and complete essential maintenance and repairs. SJM Properties will ensure that your home is compliant with current safety regulations and we will also contact you in advance to arrange six monthly property inspections on behalf of the landlord.

Renewing or ending your tenancy

At the end of your initial tenancy agreement, you will have the option to move to a rolling monthly contract or set another fixed term contract pending the landlord’s approval. If you wish to terminate at the end of your fixed term agreement, we will require one months’ notice. SJM properties will guide you through the process of moving out of the property.
