What does a ‘fully managed’ service consist of?

Have you bought a buy to let property and found yourself debating whether to have it fully managed or not? Perhaps you are wondering what ‘fully managed’ really means and includes? Please find below a brief explanation of what our service includes at SJM Properties – We hope you find it useful!

Firstly, we love to meet you! We arrange an initial visit where we would introduce ourselves and have a good look around the prospective rental property to give you an accurate rental value. The valuation is also based on current market research, and we would go through a comparable report with you, so you know where you are sitting in the local market.

If your property is visually ready to rent, we would take photographs and commence advertising via our website, Facebook, Zoopla and an optional ‘To Let’ board. In the meantime, we would provide advice and/or arrange for any compliance jobs to be completed (if required) for example installing necessary smoke or carbon monoxide alarms, arranging certificates to be renewed or getting additional keys cut.

Once we have gaged what interest we have we would make a shortlist and conduct one or two series of viewings at the property and after they are completed, we would present you with all the options of the applicants that want to move forward (we really like to ensure our landlords are kept informed at every stage of the process!). When a decision has been made as to the successful applicant, we then move on to the referencing process and Right to Rent checks via our third-party company Rent 4 Sure. When the tenant has been accepted (fingers crossed) we draw up a tenancy agreement and arrange deposit protection through the Deposit Protection Scheme.

On the move in day, we would be there to meet and greet the tenants and check them into the property, test the alarms one final time and ensure they are happy with everything from there. Moving forward, the rent is paid to us and chased by us if not received and we are the tenants point of contact for any maintenance issues. Depending on your preferences we can arrange any maintenance on the property via our recommended contractors and any payments can be deducted from the rent so there really is no hassle for you!

We conduct an initial property inspection 3 months post move in so we can check everything is still in the same condition once the tenants have settled in with their furniture etc. We would then continue to do 6 monthly visits throughout the tenancy and reports from each visit to includes images of the property are sent to the landlord. Rent increase negotiations would be done via us as well as tenancy renewals or serving notice.
